Hey everyone. It's been a minute since my last RE: Indy hit your inbox, and honestly I'm fired up to be back in front of you. With eleven deal breakdowns below, this issue is packed with data and opportunity.
Spring has arrived in Indy and the market is the most interesting it's been in a while. Sellers are moderating on price (slightly), rents are holding firm, and deals are getting done. There is real momentum out there, and I want you in front of it.
A lot has been said about rising inventory and national housing struggles. Nationwide prices are down and new construction is hurting, but that's driven by a handful of overbuilt markets. Most of the country, Indy included, is still seeing robust activity. Even with rates climbing into peak season, 2026 is off to a strong start.


The market is still absorbing the shock of Covid, and will for a years to come, but for the first time since 2020 more people have 6%+ rates than sub-3%, the lock in effect is slowly dissipating. Any meaningful decrease in rates could trigger another leg up from here.

This deal send is a big one.
Eleven properties below, heavy on multifamily with one single family play. The focus is the middle of the pack, $300k to $500k, where the long term upside lives. That is where you can acquire a comfortable, passive hold with room to grow.
